If you are selling your home, let me inspect it before you even list it. A pre-listing seller inspection informs you of any defects or problems with your home so that you can address them before prospective buyers discover them. You can show a prospective buyer your inspection report, which will give the buyer confidence that your house does not have any surprises that will be found later.

Pre-listing inspections allow you to make repairs ahead of time so that defects won't become a stumbling block later. Once a buyer finds a defect, you are at the mercy of their contractor's estimate - a price usually higher than if you took care of the problem on your own at a more reasonable cost before listing . Avoid giving credit back at closing, or having the buyer walk away.

I will conduct my standard home inspection, which is an evaluation of the visible and accessible interior and exterior structure, systems, and components. Your written report will include my findings of any material defects I discover in an easy-to-read format (see a sample report here). I will also provide recommendations for monitoring, repair, or replacement. And my job isn't finished until you completely understand everything in your report. Verbal Walk-Through Option

If you desire, instead of a standard inspection, take advantage of a verbal walk-through pre-listing inspection. This is a more basic (and less expensive) option for sellers who don't want or need a full home inspection. No report is generated or photos taken - all of my observations are communicated orally at the time of the walk-through. Those observations would be the same as those that I would put in a report for a buyer's inspection.
